The end of cold minimalism
For more than a decade, high-end hotel design has been dominated by an aesthetic recognizable among all: clean surfaces, white and light grey palette, straight lines, standardized Scandinavian furniture, deliberate absence of ornamental detail. This approach had the advantage of being timeless and photographable, but it produced disastrous homogenization. From one boutique hotel to another, from one city to another, the spaces were similar.
The reaction is now profound and widespread. The most demanding travellers seek singularity, warmth, character. They want to feel they're somewhere, not everywhere at once. This demand for real identity re-designs architectural briefs and development investments.
The modern heritage: reconciling past and present
The most structural trend of this period is the modern heritage: the valorisation of the history of a place, its original materials, its architecture, while introducing an irreproachable contemporary comfort. Stones restored but not covered, exposed beams treated with care, old parquets renovated, fireplaces in working condition.
It is not a question of museifying space but of creating a dialogue between existing and contemporary. An 18th century woodwork and a luminaire in blown glass; a stone vault and a terrazzo bathtub. The assumed anachronism is the keystone of this aesthetic.
Materials: the return of reality and touch
The materials that define the hotel design of 2025-2026 all have in common to be tangible, imperfect and living. The raw wood (unpainted solid oak, oiled walnut, recovered fir) returns in force in bedheads, night shelves and wall coverings. The natural stone (calcareous, travertine, veined marble) finds a place in the bathrooms and receptions.
The patinated metals (aged brass, bronze, oxidized steel) replace chrome and stainless steel in valves and luminaires. Textiles thicken: brushed velvet, woven wool, thick linen, natural cotton hangings. Each material must be capable of being touched, not just looked at.
Deep pallets and worked light
Excludes immaculate whites as the only premium option. The 2026 pallets incorporate deep and enveloping shades: forest green, dark burgundy, night blue, terracotta ochre, velvety brown. These colours are used by generous flats (an entire wall, a tense ceiling, an alcove), creating strong atmospheres and instagrammable spaces without fireworks.
Light plays an architectural role in its own right. The most accomplished hotels work on several luminous scenarios: daylight maximized by mirrors and reflective materials; warm evening light and localized by streetlights and appliques; discreet and indirect functional light for work areas.
Crafts as signature
The unique piece, handcrafted by a local craftsman, has become one of the most powerful markers of a high-end hotel. Regional potter ceramics in the bathrooms, weaving of local designers for headboards, custom luminaires in blown glass, furniture designed by a cabinetmaker of the territory. Every play tells a story.
This approach has a dual advantage: it creates a unique and irreproducible identity, and generates narrative content that communications teams value in all brand communications. The craftsman becomes a co-author of the hotel experience.
Create a memorable universe without falling into the fashion effect
The main risk of this period of creative effervescence is the undirected decorative stacking: accumulating craft pieces, natural materials and deep wireless colors. The result is a busy space that ages badly and does not offer consistent experience.
A strong concept is based on a clear narrative: what is the history of this place? What does it have to do with the territory? What emotion should it cause when you arrive in the room, at breakfast? This narrative guides every decision, from materials to objects, from light to typography of menus. A hotel that knows who it is resists time and trends.
Our perspective
The 2026 hotel design is an invitation to slow down, watch, touch. It rewards institutions that have the courage of an assumed identity and sanctions the lukewarm concepts that seek to please all. For investors, this is an opportunity: assets with a strong and coherent concept capture significant value premiums in their category.
